Details & Restrictions

Participants will need to register at the Main House, located at 566 Flying L Dr. Starting at 8:00 AM and ending at 3:00 PM, participants will have an opportunity to view the documents and the lots on site.

Lots will be sold on a first come first serve basis.

Upon receipt of an accepted offer, the buyer will execute a purchase contract with a licensed real estate professional (need to find a realtor to do this, I think Shawn will) and that will be submitted to the title company.

The title company will process the transfer of title and title policy if necessary. All sales will be closed within 15 days.

  1. Must be present to receive the “Give-away” lot.
  2. Odds of winning depend on number of entries received during the registration period.
  3. No purchase necessary to enter.
  4. Purchasing a lot will not increase odds of winning,
  5. Must be over 18 years old
  6. Must review and accept the provided Special Warranty Deed, and the Restrictive Covenants of the Property Owners Association.
  7. Must accept the recorded plat, and that any survey if required will be at the expense of the winner.
  8. The property locations as marked are best estimates of the location and if the buyer wants to have the lot lines located by a land surveyor it is at the buyer expense and must be done prior to making an offer.
  9. Acknowledgement that the property taxes are paid for the current year, the POA transfer fee will be paid by the Flying L and that the 2017 taxes and future assessments from the POA will be the responsibility of the winner.
  10. The Buyer will have the option to purchase title insurance but will be responsible for title policy & survey.
  11. Seller will pay for the following expenses: Title Closing Fee, Recording Fees, Doc Prep Fee, POA transfer fees. Any additional cost will be at buyer’s expense.
